What is a note? Why and how do I sell it?

Settlement buyer

1. What is a note?

A written document that states a promise to pay, and the terms which include the amount, interest rate and length of time in which to fulfill this promise.

2. What if I want cash now instead of waiting 30 years to get paid back?

That's where I come in. I work with investors who are interested in purchasing your note (or your client's note) from you so you can have the money you need. This way, you don't have to worry about late payments or non-payment any longer!

3. Who buys notes?

Actually, there are thousands of individuals across the country who buy notes. Just like banks buy mortgages, private buyers buy notes as investments. They collect payments over time for a steady stream of income.

4. How much is this going to cost me?

There is no charge to you, the note holder.

5. How long will it take before I get my money?

All deals vary, but normal closing time is 4 to 6 weeks after note appraisal is complete. If you are in need of fast closing times, we can arrange an expedited closing.

6. Why should I even consider selling my note if I'm receiving monthly payments?

  • No more collecting the payments from your borrower
No default, bankruptcy and foreclosure concerns
No seizure of property for unpaid taxes and IRS liens concerns
No stability of borrowers finances and ability to pay concerns
    No more IRS reporting concerns
No hazard insurance lapses resulting in loss of property concerns
(make sure you are listed on your buyers insurance policy. If you are not you could lose your entire investment in a second. For more info click here)
No more loss of value on your note due to inflation. Remember, the longer
you hold on to your note , the less value your investment has.

7. Are there any hidden costs after my appraisal is complete?

There are no cost to you. We pay all closing cost. We aim to make this a stress free and quick transaction.

8. What options do you provide?

  • Full Purchase
    Simultaneous Purchase
    Reverse Partial
    Split Disbursement Partial
Partial Purchase (cash advance on partial payments)

11. How do I get my money?

Before the close of escrow we will place a cashiers check in a trust account with the title company or attorney of your choice. At the end of closing the title company will express mail the cashiers check to you.

Yes, we can arrange for a partial or full buy out of your note. You may get an advance on some payments now and hold on to the rest.
